Home Buyer

This type of inspection is very important before purchasing a home. My team inspects the home and provides a report of discovered deficiencies. This report can help with negotiations and in some instances it is necessary before a home loan is approved.

New Build (Phase Inspection)

A phase inspection follows the home transformation from the beginning with the concrete pour. Afterwards the framing and other structural components are constructed in phase II. Lastly, the final walk through is conducted to ensure the home meets the buyers expectations and is free of deficiencies.

11 Month Home Warranty

This type of inspection is very similar to the home buyers inspection except that the inspection is conducted after the home has been purchased. Typically new construction companies give a 12 month warranty and before the warranty expires my team conducts the inspection and provides a detailed report of deficiencies discovered. The report is then provided to the construction company to make the repairs.

Re-Location Inspection

This type of inspection is tailored to government employees and service members. The home has not been physically seen by the new homeowners and my team will be the eyes and ears for them. Additional photos and videos will be taken to provide a great snapshot of the home.

Move-in Certified

This type of inspection is a great way in which a seller remains proactive before selling a home. This inspection allows my team to conduct an inspection before a home is sold and avoid last minute repairs. Home owners can also justify their asking price by having a home that has been inspected and repaired prior to negotiations.

Although it is not necessary, we do recommend that you attend the inspection so you can ask questions and learn more about the home. You will learn a lot from the inspection report, but we always encourage you to attend!

It is important to note that no house is perfect. At the end of the home inspection process, we will provide a detailed report that describes the physical condition of the property, with images and videos highlighting what may need repair or replacement. The information provided is to allow a potential buyer to make an informed decision about moving forward with the transaction. It is not pass or fail.
